Move Out Procedure

All 30 day notices must be in writing and will be accepted as of the day they are received by our office. You can come to the office and drop off your notice in person, or you can submit it by mail, email, or fax. Verbal notice will not be accepted in any circumstance. Print this 30-Day Notice form, fill out completely, and mail, fax, or scan and email.

Thirty Day Notice Form
Once notification has been submitted, please schedule an appointment with the property manager/maintenance department for a walk-through. Contact our office at 619-683-2728 at least 7 days prior to move out.

All keys (all apartment/house doors, mailbox, other) and remotes in your possession must be returned to our office and should not be left in the unit unless specifically agreed upon prior to your move out. If there are keys/remotes unaccounted for, you will be charged for re-keying all locks. Until keys and remotes are returned to the office, you retain possession of the unit and will be charged rent on a per day basis until keys are in our possession.

You cannot use your security deposit to pay your last month’s rent. If your final month’s rent is not paid as agreed, a 3-Day Notice to Pay Rent or Quit will be served and you may be subject to an unlawful detainer action. This becomes part of the public record and affects your credit rating.

Please do not leave any personal property in the unit when you move out. If anything of value is left behind, XILA Property Management must follow the law in disposing of it. Any costs incurred with the storage, advertisement, and sale of the property will be charged to you. If you leave unwanted personal property such as furniture, bags of trash, etc., outside or beside the trash container/dumpster for disposal the cost of hauling these items away will be deducted from your security deposit. It is your responsibility to see that these large items are disposed of properly. The unit must be returned to us in the same condition it was rented out. It would be our pleasure to recommend cleaning companies and/or carpet cleaners.

Security Deposit
Security deposit refunds cannot be applied to the last month’s rent. A final or estimated itemized move-out statement will be mailed to you within 21 days after possession of the unit is transferred to XILA Property Management. We do not have any automatic charges against your security deposit. Examples of some of the possible charges are cleaning, carpet cleaning, painting, damages, and loss of rent, court costs, and attorney’s fees. We expect the unit to be left in the same condition as at the start of your lease with allowance for normal wear and tear. In the case of multiple tenants, one check will be issued unless otherwise requested in writing.
